The ideal candidate is a motivated, organized, and creative individual who will contribute to company’s Real Estate Development Department success by providing strategic planning input, project management, and financial oversight in selected Developments, while maintaining the highest standards of excellence in terms of quality.The Specialist will be responsible for delivery of the real estate development program and responsibilities will commence in the development lifecycle at the site identification and acquisition stage through due diligence to construction and to the ultimate handover to the operational business unit. ResponsibilitiesProvide assistance to the Real Estate Development Director, including, but not limited to, HBU analysis, planning, structuring project financing, property research and acquisition.Managing the commercial evaluation of prospective Developments and prepare proposals. Communicating and managing all issues and risks affecting the development’s successful deliveryManaging the Development’s site Due Diligence process, in order to ensure that all the potential risks, advantages and disadvantage are identified and quantifiedManaging the approval and permitting phase of the development process and ensure approvals are in line with company requirements. Maintain positive relationships with jurisdictions and planning commissions to ensure same. Monitoring the Conceptual and Design Phases of the selected Developments.Overseeing the preparation of the budgets and delivery schedules of the selected Developments. Evaluating alternative funding options and negotiate with the alternative sources of finance.Identifying and managing the appointment of specialist Parties such as Hotel Operators, etc.Preparing regular progress reports on the above areas of responsibility.Assisting in the selection of the construction strategy, and in the tendering process.Monitoring the construction progress, evaluate the possible changes of the agreed budgets and delivery schedule; Ensuring that the projected expenditure is under constant review and any anticipated deviations are highlighted and controlledEnsuring that the Developments are effectively handed over with completed documentation. Cultivate strong business relationships with key decision makersProactively identify new opportunities and deliver innovative solutions to customersDevelop market strategies by researching lists of high potential prospectsQualificationsBachelor’s Degree in property management or Finance or related field.Minimum 8 years of experience working in a client-side real estate development environment.Must have exemplary oral and written communication skills and ability to interact effectively with the other departments, specialist Parties of Experts, Government Authorities.Business analysis skills.Ability to manage multiple projects at one time, balance priorities and deadlinesRelevant experience must have been gained in similar projects in the Middle East. Experience in KSA will be a distinct advantage
